Breezy Vacation Rentals works with property owners under two services, and the line between them is simple: is the property guest-ready?

Consultation (this page) covers everything it takes to get there: evaluating the property, planning the furnishing and layout, sourcing supplies and vendors, verifying the home against our guest-ready standard, and navigating permits and occupancy tax setup.

Co-hosting covers everything after that: listing creation, dynamic pricing, 24/7 guest communication, and day-to-day operations, for a flat 18%. Many owners start here with a consultation, then roll straight into co-hosting at launch, and unused consultation retainer credits toward your first co-hosting invoice. Own several properties? Consultation runs on a prepaid retainer that draws down at $250 per hour, billed in quarter-hour increments. Most owners land in one of three tiers, based on how much work the property needs.

Tier 0 · Acquisition Analysis

Still shopping? Before you buy, we underwrite the property: a comparison set of rentals actually operating in that market, projected revenue and occupancy, an operating expense pro forma, a furnishing and startup budget, restriction and permit review, and return metrics — a written analysis per property. If you buy, whatever is unspent carries over and credits against whichever tier comes next.

Your home is structurally ready and doesn’t need renovations, but it still needs furnishing, staging, sourcing, and preparation to reach guest-ready condition.

Your property needs renovation planning, contractor coordination, project oversight consultation, and extended launch preparation.

How the retainer works. You get an hours estimate before any engagement begins, and we don’t exceed it without your approval. If your project moves up a tier, whatever is unspent on your current retainer carries over and credits against the new one — you fund only the remainder. And if you sign our co-hosting agreement within six months, any unused balance credits toward your first monthly co-hosting invoice. No markup on furniture, supplies, or vendor costs. Vendors bill you directly at their own rates.

Falling between two tiers? That happens often — a home that needs more than a readiness inspection but nowhere near a renovation. We scope a Tier 4 · Custom Coordination retainer to a written estimate of hours at the same $250 rate, covering vendor sourcing, scheduling, oversight, procurement, and project management through launch. Any unspent balance on your current retainer credits against it.

Our New Listing Onboarding & Inventory Checklist is proprietary, and it comes with our signed agreements. Once you have it, walking your own property against it and self-certifying costs nothing: no hourly charge, no mileage. We recommend the paid inspection when a property is newly purchased, when its condition is unknown to you, or when a prior listing was removed for condition or accuracy reasons. Either way, you’re never paying us to hand you a document. The retainer pays for the work you ask us to do.

Frequently asked questions

Can you help me find cleaners, handymen, and other vendors?

Yes. Vendor sourcing and introductions are a core part of our consultation service. We connect you with cleaners, maintenance pros, photographers, and lawn crews we already work with across Greater Houston, or help you vet your own. Once you’re operating under our co-hosting service, we coordinate those vendors for you day to day.

I’m already furnished and operating. Do I need consultation?

Probably not. If your property is already guest-ready, you can go straight to our co-hosting service. Consultation exists for properties that aren’t there yet, and for owners who want a professional readiness inspection before launch.

How long does it take to get a property guest-ready?

For a structurally ready home, furnishing and staging typically takes two to three weeks depending on designer and delivery schedules. Once a home is guest-ready, listing launch usually takes one to two more weeks.

Do you mark up furniture, supplies, or contractor costs?

No. You approve every purchase, vendors bill you directly at their own rates, and we add no markup and no commission on any of it. Our only compensation is the retainer drawn at the hourly rate.

Is the permit and tax guidance legal advice?

No. It’s practical assistance based on operating short-term rentals across Houston, Montgomery County, and surrounding areas. We help you navigate registration (like Houston’s STR ordinance) and occupancy tax setup, but we’re not a law or accounting firm, and we’ll tell you when a question needs one.

What happens when the property is guest-ready?

That’s the handoff. Our co-hosting service takes it from there: listing creation, dynamic pricing, 24/7 guest communication, and full operational coordination for a flat 18%, with your unused retainer credited to your first invoice.
