Own more than one property? Our rate steps down as your combined portfolio grows. Tiers are based on the gross rental revenue of all properties we manage for you, per calendar year, and they work like tax brackets: each band of revenue is billed at that band's rate.

Portfolio pricing applies to properties under our management at the same time, calculated per calendar year. Larger portfolios are negotiated individually and never below 10%.

Traditional property managers typically control the listing under their own accounts, which means if you switch providers, you lose your reviews. With co-hosting, your reviews and listing history stay with you.
What if I’m not happy with the results?
We believe in earning your business every month. Our agreement runs month to month with no minimum term, and either of us can end it with 30 days’ written notice. Our goal is to make your property perform so well that you never want to leave.
Do I need to live near my property?
Not at all. Many of our owners are out of state or even out of the country. we handle the operation on the ground so you don’t have to be local.
How quickly can my property be listed?
Most properties are live and accepting bookings within 2–3 weeks of signing up. Our one-time setup fee covers listing creation, pricing setup and optimization, system integrations, and full onboarding so you’re positioned for success from day one. Professional photography is not included in the setup fee and is arranged separately.
